Contacting owners of neglected, run-down or abandoned property. I spend a lot of my hours finding the owners of run-down rental properties, houses that are for rent and have sat vacant for a number of months due to condition, neglected properties that the owner has no idea what to do with, and owners of abandoned properties. This is tedious work, but the rewards are very high. A number of times we are able to make an all cash offer, using private funds such as yours, and secure an entire portfolio of under-valued property. The best of these properties we keep for ourselves to rehab, and the rest we sell off to other local investors to rehab (this technique is called “wholesaling”).
