My name is Paul Boldizar. I, along with my wife Colleen, own Negril Investments, LLC. I’ve been investing in Real Estate in the Central Ohio area since January of 2000. My investment strategies include, but are not limited to; buy\rehab\hold, buy\rehab\sell, buy\wholesale, & buy\rent to own. By having access to cash reserves through personal funds and private mortgage loans, from investors such as you, I’ve been able to negotiate much better deals than my competition by extending all cash offers on properties.

Having my realtor search the MLS daily for bank foreclosed property. A lot of the property we buy is bank owned, and on the very low end of the economic spectrum. These properties usually end up sitting on the market for a very long time because no bank will lend on them due to price and condition, and very few investors have the money to pull $20,000 out of their personal funds to purchase these properties, let alone rehab them. Having cash available through private mortgage lending allows us to buy these properties at a greatly reduced price. |

Working with local wholesale investors. Being in this business as long as I have I’ve been able to develop relationships with a number of very talented people who devote each and every day to locating under-valued property from private owners. These deals never hit the MLS, and are only offered to a few people. All are cash-only deals, all of them are ridiculously below market value, and all of the deals are gone within 1-2 days. By allowing us to use funds out of your IRA we’re able to snatch these deals up as soon as they’re offered to us. We get a seriously discounted property, and you get a high rate of return on your money. |

Contacting owners of neglected, run-down or abandoned property. I spend a lot of my hours finding the owners of run-down rental properties, houses that are for rent and have sat vacant for a number of months due to condition, neglected properties that the owner has no idea what to do with, and owners of abandoned properties. This is tedious work, but the rewards are very high. A number of times we are able to make an all cash offer, using private funds such as yours, and secure an entire portfolio of under-valued property. The best of these properties we keep for ourselves to rehab, and the rest we sell off to other local investors to rehab (this technique is called “wholesaling”). |
