We’ve been investing in Central Ohio since 2000, and are very familiar with our city, and the investment opportunities it offers. We buy houses in all price ranges, and are able to negotiate deals on these properties that are well below market value (sometimes 50% of market value) by using the power of all cash offers, and quick closings.
Our cash comes from our personal savings, lines of credit we’ve been extended, and from investors such as yourself looking to make large returns on your money, in a safe and secure manner with very little risk. Our investors can earn a minimum of 16% annualized returns on their investment. The investment is secured in the following ways:

Each property will be deeded to the new LLC that is created. Negril Investments, LLC and our partner will each own 50% of the LLC, and therefore each will be entitled to 50% of all of the profits each property generates. |

Each property will be placed in its own LLC. This will protect the other properties, and us, should a lawsuit ever be filed against a property. |

Each property will have title insurance to protect us against any liens or judgments that were missed at closing. |

Each property will have hazard insurance, in excess of what was spent on the acquisition and rehab, listing the LLC as the beneficiary. |
Many of our investors use money from trusts, savings, and from self-directed IRA’s to invest with us. By using your existing 401k\IRA you would be able to invest with us and be earning 16% annualized returns on your money, tax-free or tax-deferred (depending on whether your IRA is a Roth or Traditional). This is an amazing way to build up your retirement nest egg.
